I received an estimate but I’m not ready to sign yet?Not an issue. Our homes are one of the biggest purchases we’ll make and a roof is major decision. We’re here to help you make an informed decision and do what is right for you. The estimate is good for 30 days. Generally if more time is needed, we’d likely need to re-inspect the roof to ensure no new or worsening damages have occurred.
-
What are the signs my roof has problems? At first glance, you can see common roofing issues such as: Missing shingles Water stains inside of the home or attic Exposed roof components that look out of place Rusted flashing Roof stains (washing) However, there are also times where you might not see apparent roof issues such as: Rotting plywood (decking) Penetration collar cracks or leaks Nail pops / punctures Excessive granule loss Creased shingles In this case, you have options, which lead to our next question.
-
I have a roof leak, what do I do?Factors such as the age of your current roof, the current warranty (if there is one), and the scope of your roof leak will ultimately determine the next steps. In either case, the first step is to always get the issue inspected by a roofing company… an honest roofing company. The kind of damage on your roof causing the leak will then determine your appropriate options: Administer “emergency repair” such as a tarp to prevent further damage. Repair the roof through your homeowner’s insurance or cover repairs out of pocket.
-
How much does a new roof cost? The answer varies depending on a few factors. One, the size of your roof will ultimately determine how much a new roof costs first and foremost. Roofs are measured by what is called “A Square” and this means 100 square feet. Pricing is done per square, which includes tearing off the existing shingles, laying new weather shielding, followed by the asphalt shingles. The cost per square is determined by the type of shingles a homeowner selects.
-
Can you roof in the winter?Yes we can, however we need to make sure that the temperature is above 40 degrees to ensure materials bond properly and material factory warranties.
-
What if it rains on build day?Unfortunately we would need to reschedule for a different day. Crew safety is important to us. OSHA and our insurance liabilities preclude us from doing working during inclement weather.
-
What happens after the inspection is complete? After we thoroughly inspect your roof, our team will generate a report of our findings. We will either give you recommendations on how to prolong the life of your roof or create an estimate to review with you. As the home owner you have the option to choose whether or not to file a claim through your insurance. If you choose to file a claim, the insurance company will send a claims adjuster to inspect your roof on behalf of the insurance provider. As your roofing contractor we will be there with them to make sure the adjuster is giving you a fair shake. Once the inspection is completed the adjuster determines the cost of the repair or replacement. If no claim is filed, you direct us to what repairs you’d like us to fix or ignore.
-
What are supplements?Sometimes during the inspection or adjuster meeting, it is not possible to identify every possible damaged item. One common item that goes unnoticed is damaged decking or the plywood that your shingles are nailed to as it is impossible to gauge their condition from the outside. In the case of insurance claims, these “extra costs” not originally noted by the adjuster are documented by the roofer and then submitted to the adjuster for additional compensation. If deemed acceptable by the adjuster, the additional costs are approved. If denied, the repairs are compensated by the policy holder.
-
What to do or not to do?Do Know your policy. Call your insurance provider and ask about what your policy covers. Do you have Wind/Hail coverage Do you have Full Replacement or Actual Cash Value (ACV) coverage? What is your deductible. Inspect your roof every 1-2 years if your roof is <7yrs old. For Roofs >7year we suggest a quarterly inspection or per storm basis. Your roof is what protects your home from the elements and also provided structural support for your walls. If a major storm, hail, or heavy winds have recently occurred, it is good practice to have someone take a look. When Buying or Selling a home: Not all home inspectors climb on top of the roof! Some just observe from the ground. As professionals, we know what to look for and help protect one of your biggest purchases in life. Do Not Attempt to replace or repair your shingles without consulting with us first. If you damage other shingles during the repair process this could entirely remove your ability to file a future claim! Go with the “two Chuck’s in a truck” out-of-state roofers. Some companies are created just to chase storm damage and insurance claims. Stick with someone who is close by and will be around should any warranty work be needed. Don’t wait to engage us. If you already have an adjuster coming out to look at your home please let us know so we can be there with your insurance adjuster.
-
Do new roofs have warranties?Whether you just got a new roof or perhaps you have a roof that is a few years old and you are still covered by a warranty, most roofs do have warranties. Similar to roofing prices, roofing warranties vary depending on the company that roofs your home and the type of shingles you select.
-
What are the different types of asphalt shingles? The most common type of asphalt shingles are your common "Three-Tab Shingles." Three-tab shingles are hardy, affordable, and very common back in the day. However, they don’t look or perform as well as the super-durable architectural shingles. These shingles are being phased out of use and increasingly harder to match when doing repairs. We suggest you go with an architectural shingle. They give the look of cedar shingles and hold up incredibly well. They also are more durable because they are thicker and layered with more protective materials. Architectural shingles are also rated to withstand higher wind speeds. Shingles come in a variety of colors and usually help increase the value of your home if replacing from three-tab.
-
How long will it take to replace my roof?Usually one day. Other factors to consider is total size, pitch, type of shingles installed (asphalt, metal, concrete/clay tile, wood, slate) and roof type. A good company can replace a single-family home’s roof in one day. This includes removing the old roof shingles and underlayment, followed by replacing both with new underlayment & shingles, and of course a thorough clean up!
-
Why are gutters important?Gutters help divert rain from your roof away from your home to minimize damages to your foundation. Mold, mildew and moisture can penetrate your siding and foundation causing costly damages and potential health problems.
-
What are some reasons to replace my gutters?Clogged or leaky gutters are one of the biggest causes of basement leaks, mold and other foundation problems. Also, standing water in gutters is one of the common places mosquitoes breed. Old worn-out or damaged gutters are unappealing and reduce the value of your property. Your old gutters may have become bent or dented or may be pulling away from your home in a manner that they cannot be reattached or reworked. Your old seamed gutters may have begun to pull apart or have leaks and you would like to replace them. You want to change the color of your gutters. The drainage of your current guttering is not sufficient so you want to install a larger size gutter and downspout system. Most homes and commercial properties have 5 inch gutters with 2x3 downspouts, but we can install 6 inch gutters with 3x4 downspouts when necessary.
-
How can I tell if my gutters aren't draining properly? If during a rainfall, you can hear the water slapping the ground, pouring over the sides of the gutter, there may be a blockage or the gutter itself may not be aligned evenly. If you notice paint peeling or corroded wood, the gutter is most likely clogged and is causing the water to overflow and run down the back of gutter along the exterior walls of the house. If you notice mold or if you see puddles of water forming around the outside of your house it's a sure sign that there are drainage problems.
-
What are the different types of gutters available? All gutters are either sectional or seamless. They come in various materials, sizes and colors.
-
Do I need a permit to build my deck?In most instances if you are building a new deck on your home, you will be required to have a county permit if the new deck is more than 12″ above grade. If the deck is less than 12″ above grade you are not required to have a county permit because it is considered a patio and not a deck. Always check with your local permit and inspection office as these codes change from time to time.
-
Does a deck increase home value?Depending on the size, condition, and weather you could get a pretty decent return on your deck once you sell your house. However, the investment isn’t about trying to increase the value of your home; it’s about getting a space you can enjoy with friends and family–a place to make memories that will last a lifetime.
-
When is a good time to remodel my deck?A good time to remodel is anytime you feel you’re ready for a change in scenery regarding your current decking or if you just want an increase in your outdoor space. Another good time is if there’s any damage on your outdoor deck such as rotting, splintering, or staining on your current wood deck.
-
What decking material is best? The answer depends on your personal taste and the project purpose. Traditional woods have a warmer feel, are structurally sound but require protection from the rain and sun (weatherproofing). Composite materials will not splinter, decay or rot, but are not structural, and require a tighter joist spacing.
-
How much does a deck cost? The price of a deck will vary depending on size, access, elevation, type of materials used, accessories, etc. Since estimates are free, we recommend you schedule a visit to the site so the cost determination will be accurate.

Should I repair my fence or replace it?Repairing a fence can save you tons of time and money. That said, it may be time for a brand new fence. Here are some factors to consider: You may be able to get away with minor fence repairs if you simply have loose or leaning posts. For instance, if the fence planks are still in good shape, you can stain or paint the wood and add post support braces for a newer looking fence that’s fully functional. If you have missing or damaged boards, sometimes you can just replace those planks, especially if the fence frame is still sturdy and functional. If your entire fence is in bad shape, you may be better off replacing it. First, check for rotting wood or a sagging, uneven line. If it looks awful or is non-functional, it’s time to replace it.
-
How tall can my fence be?Normally a residential fence within the city cannot exceed 6’. However, there maybe some set backs required by the city for front yards. We suggest you check with your local building codes department to make sure what you are planning will be acceptable. If you belong to a homeowner’s association, you may need to check with them to insure what you plan meets their requirements.
-
Can you just dig holes and set the posts for me?Yes, our estimator can provide an estimate for our staff to dig the holes and also install the posts if you like.
-
How long does a fence installation take?It really depends on many factors, the type of fence, length, and site conditions all contribute to how long it takes. Generally speaking though, an average job takes 1-2 days for most wooden or steel fences.
-
How do I know what fence is best for me?Fences can play many roles, and different styles of fences meet different needs. Some provide privacy, some provide more security than others, and some styles may look better with some types of houses/properties than others. Our experts can provide you with advice and guidance based on your wants and needs.

Why should I hire a professional pressure/power washing service?Although it may be true that pressure washers can be rented at some locations, there is a method that is involved to the overall pressure washing process. It not only includes picking the right pressure but also picking the proper wand, tip, type of pressure washer and even any cleaning product that may be included. In doing so, it not only helps to keep your home clean but it also keeps the surface clean for an extended amount of time.
-
Is there a difference between pressure washing and power washing? These two terms can be used interchangeably and they refer to the same method, using high pressure water to clean a variety of services. Regardless of whether you refer to it as being pressure or power, it will leave your home clean.
-
Do you use chemicals and what do they do?Our cleaning solutions typically contain detergents and surfactants. When applied to surfaces and allowed to dwell, the solution breaks down mold and grime. Subsequent power washing then lifts off the mold and grime and is able to deeply clean the surface underneath.
-
Will power washing remove mold?Yes, power washing can remove mold from your exterior surfaces such as roofing, concrete and siding; however to effectively kill the mold, power washing should be combined with a cleaning solution. When Cumming Roofing removes mold from your exterior surfaces, we use a cleaning solution to kill any mold and mildew spores growing. It also gets into and kills off any root systems in order to prevent further damage to the tiles and to keep anything from growing back.
-
Will power washing remove oil stains?Yes, power washing can usually remove oil stains when combined with a cleaning surfactant. Cumming Roofing's concrete cleaners specialize in the removal of oil, grease, rust, brake fluid, fertilizer, transmission fluid, stains, algae, dirt, grime, bird & animal droppings, moss, lichen, and paint.
-
Will power washing remove deck paint?Yes, power washing can remove deck paint. Before you apply a stain or paint to a wood surface, you need to make sure the surface is free and clear of dirt, dust, fibers, grease, mildew and moisture. When a surface is not clean, paints will have trouble sticking to the wood and stains will have a difficult time penetrating into the wood and this will likely cause premature peeling. Not only will forgoing this step cause painting to peel quicker, most of the unclean blemishes will show through your stain or varnish- thus resulting in a waste of your time and money!
-
Can my roof be power washed? No! You should never use a power washer to clean your roof. This will not only damage your roof but also void any manufacturer's warranty.
